How to resolve issues prior to foundation design

To make a perfect foundation design, the following vital points should be taken into consideration:-

Make sure that the foundations are maintained as extremely shallow, suitable with atmospheric impacts and strength of the surface soil; specifically in flooded ground. Excavation in fatally flooded ground seems to be costly and slow.

Get rid of costly and complicated shuttering details specifically in hardened rafts. Proper care must be taken to examine the build aptitude.

The economics of the design can be significantly impacted with various factors like drop in the piling costs, upgrading in ground treatment, progression in soil mechanics, etc and various standard solutions are now obsolete. So, it is necessary to evaluate construction costs and methods on a regular basis.

Designers should be well versed with the presumptions provided in design, the inconsistency of ground conditions, infrequent inapplicability of refined soil analyses and the utility of construction.

Make proper evaluation to check the consistency of the soil.

Impact of construction on ground properties, i.e. vibration from piling, degradation of ground disclosed with excavation in unfavorable weather conditions, deduction of overburden, seasonal difference in the water-table, compaction of the ground through construction plant.

Impact of deviating shape, length and inflexibility of the foundation, and the requirement for movement and settlement joints.

Consequences on finished foundations with sulfate attack on concrete, ground movements because of frost heave, reducible clays, and the impacts of trees; also alterations in local environment, e.g. new construction, re-routing of heavy traffic, foundation of plant in adjacent factories inducing impact and vibration.

Rapid but costly construction may be more cost-effective as compared to low-cost but slow construction to clients requiring quick return on capital investment.

How to measure a building work - Some necessary tips

Data needed to start for an estimate
For starting a brief estimate, an estimator should possess the data given below :
  •         Plans, sections and other details associated with the work.
  •          Specifications focusing on the proper nature and a class of materials for application.
  •          Lastly the proposed rates for executing various items of work. In order to find out the quantities precisely, an estimator should maintain clear, completely dimensioned, authentic and accurately scalable drawing. While digging out quantities, the estimator should abide by some good principle.

How to make an estimate
There exist three crucial steps for making out an estimate:-
1 . Detecting quantities
While detecting quantities, the measurements should be acquired from the drawings and put on the measurement sheet or dimension paper. The measurements should be based on  the unit of measurement. The unit of measurement will range from cubic meter in 1st case and square meter in the second case.
2. Squaring out
The second phase includes preparing volumes, areas, etc. as well as casting up their total in standard units.
3. Abstracting
In the third stage, all the items with the net results acquired in the second stage are forwarded to specially ruled sheets containing rate column set for pricing from measurement sheets . A third person must verify all the calculations and each transferred entry made in the second and third stages to get rid of any mathematical or copying omissions.
Standard Method of Measurement of Building Works
An Estimator finds it difficult to cope up with the various systems of measurement offered by various Central and State Government departments as well as construction agencies. It also results in standing cause of controversies. So, there should be a harmonization among diversified methods at the technical level.
Principles of Deciding Unit of Measurement
The units of measurement of different items are very complicated. In order to select the ideal units of measurement, the undermentioned principles should be followed.

1. The unit of measurement should be uncomplicated and simplified to measure, record and understand.
2. The unit of measurement should designate for fair payment of concerned work.
3. In the result it should provide quantities, which should not be too little or too outsized.
4. The price per unit should not contain a very minute figure or a very large one. Usually items with higher cost will be calculated in smaller units and lower cost in bigger units.
5. The unit of measurement may at times rely upon the unit for the raw material and/or labor and/or significant dimensions.

Home Construction professional for Estimating Software

Construction Cost Estimate (Takeoff) is the heart of your financial plan. It is what your cost control is based upon. Cost Estimate should incorporate all the items to be included in the general contractor’s bid. A standard format is applied to break down the items for preparing the cost estimate. The cost of each item is established from a database of up to date construction cost information.

Accurate cost estimation plays a key role in construction projects that leads to better decision making. There are several methods available to prepare the estimate of a project. These methods are based on the project’s scope, estimating purpose and estimating resources.

Construction estimating software was designed to help you save time, win more bids and make bigger profits. Most construction estimating software takes months to get up-to-speed. Construction estimating software comes complete with a powerful cost database that’s a snap to update. Estimating construction costs has never been easier. If you can use Microsoft Office, you can use our templates for everything from standard floor plans to sub-contractor.

In developing your home construction cost estimate, you will discover that what your home will cost to build will depend on several things:
- The design and specifications: The kind amount, and quality of the things to be included in your home.
- The prices you are able to negotiate for the labor and materials to be used in the construction.
- How long it takes to build the home.
- How successful you are in ordering the correct amounts of materials and in controlling waste and theft.

Estimating Software then allows you to set up your List of sub-contractors and to assign any item in the un-priced Bill of Quantities to a Sub-Contractor ending up with unique Sub-Contract Bills of Quantities to form sub-contract packages to sublet. Construction cost estimating software can prepare and reports, schedules, outgoing tender as well as many other tasks that constitute the daily business functions of a busy contractor.

BIM authorizing estimating software can enhance the estimating process to a great extent

Building Information Modeling (BIM) generates a complete digital model of the building that can produce exact bill of material and cost estimate along with coordinated drawings and details.

A conceptual building information model can provide a quick feedback on several design assumptions as the model contains components with historical cost data, productivity data and other estimating data.

BIM based estimating process can also cut down overall contingency and dependability and cause huge savings in profit.

In an BIM based estimating & takeoff system the design model is linked with estimating process and the quantity takeoff along with overall estimating process is greatly enhanced. The faster feedback on proposed design changes can be easily achieved.
